We recognise that good design is about creating spaces that exceed the requirements of the client, however diverse, specific or prescriptive those demands may be. .
We pride ourselves on providing an experience for each client that delivers excellent results at the conclusion of a smooth and uncomplicated building project. A unique team is assigned to each project to manage the architectural process. Their role is to implement systems that ensure each project is closely monitored to ensure quality workmanship, meet time delivery estimates and budget considerations. Our services include:
Concept Feasibility Consideration
May include but not limited to: site research, site visits to determine design constraints, advice on optimum building and construction systems and completion of a feasibility study to determine suitability of site for development.
Preliminary Design
To include the preparation of a design brief and production of design concept.
Design Development
Advancement of final design concept to include preliminary architectural and structural construction detailing, computer modeling and computer generated images of building as required, selection of separate project consultants, preparation of drawings for separate consultants, marketing and technical requirements and Resource Consent and PIM applications prepared (as required).
Construction Documentation Design and draughting of construction details to Building Consent/Tender Ready stage, co-ordination of consultants and construction team, interior fit-out, fixtures, finishes and internal / external colour specifications confirmed (as required).
Contractor Procurement and Monitoring of Construction
Management of tender processes, tender clarifications (as required) and assistance in subcontractor assessments, ongoing monitoring of design compliance and quality, management and approval of contractor payments, assessment of contract variations and rigorous monitoring and evaluation of project to “Final Completion”.
